 The Build Process


 

Starting a new build property project in Florida may seem a daunting prospect but let Clearsky Properties Ltd. the self-build experts, take the strain.  We project manage the entire Florida villa construction process from villa design to property positioning, interior design and landscape gardening.

The construction techniques used in Florida are similar to a traditional UK build in many ways but with some exceptions. To give you some idea on the process of building a home with Clearsky, we have listed some of the key build stages here, showing the progression from lot preparation through to furnishing and the final clean.

During construction of your Florida Villa we will provide you with a weekly analysis of the work carried out that week and, as often as we can, provide photographs of your home under construction.

Lot Preperation

1. Lot Preparation

Clear and fill of your lot, ready to lay down the groundwork. Lots vary in height on Rotonda, some lower lots require more fill to bring the site up to the required level

2. Stem Wall

Most homes require a stem wall, this depends on the height of your chosen lot. The stem wall brings your floor level up to the height required. Stem walls are calculated per course when the lot is surveyed.

Slab preperation

3. The Slab

Form boards are placed on site and rough plumbing is laid before the slab is poured. This is the foundation of your new home.

All exterior walls are constructed of concrete block.

Tie Beam

5. Tie Beam

This is a term you probably won't recognise. The tie beam is a poured reinforced concrete lintel that runs around the top of the external walls. It is the tie beam that gives the house the rigidity it requires. The roof is actually tied into the construction with metal straps, which run through the tie beam and exterior walls, into the foundations.

6. Framing, pool forming

The roof and internal walls are framed ready for shingles and drywall. The pool is dug and formed.

7. Roof shingles

The roof is now weatherproof; all the internal work can now be carried out.

8. Electrics/air conditioning/second plumbing, insulation

Your home is wired and ducted for the air conditioning and heating unit. Plumbing is extended into the facilities, insulation is installed.

Finishing - dry walling

9. Internal finishes

Drywall is hung, taped and finished. Units are installed.

10. Driveway & landscaping

The driveway and lanai are formed and finished. The lot is landscaped.

All Utilities and Furnishings installed

11 Utilities/furnishing

All the utilities are hooked up to your new villa. Final furnishings and finishes are completed.
